An article in this morning's Santa Rosa Press Democrat describes a mobilehome condo conversion that's taking place at a small mobilehome park next to the Russian River in an upscale area of Healdsburg. Click here to see the full article.
The park has 47 spaces -- 10 are vacant and the park owner owns the mobilehomees on more than half of the other 37 spaces. Only 17 spaces are occupied by person who own their mobilehomes.
Almost all the 17 mobilehome owners in the park supported condo conversion. The park will be exempt from local rent control once the first condo is sold. Normally, state law limits rent increases for LOWER income residents who don't choose to buy in mobilehome parks where conversion to condominiums is taking place. The park owner in this park has agreed not to increase ANY resident rents after condo conversion where the resident decides not to buy their unit. So unlike other mobilehome condo conversions, none of the current residents in this park will be forced to pay higher rents or move out. The owner of this mobilehomepark has agreed to restrict ALL residents' rent increases to annual cost of living adjustments.
In addition, the park owner's attorney tells me that the owner will extend low interest loans to ALL residents wishing to purchase their condo space. A small State-funded mortgage loan program - MPROP - provides similar low interest loans, but only has funds to extend about 40 mortgages per year throughout the state.
The park owner has also agreed to fix up the infrastructure in the park as part of the conversion process, including upgrading the electrical wiring.
